Instead, months of extreme sun dry out the asphalt binder until the surface turns gray, brittle and loose, and cracks open that let summer monsoon water reach the base. Hard caliche layers in the soil can trap that water underneath. Most of what we do is built around those three things: sun, monsoon runoff and the ground.

• A written quote that prices each part separately: removal, base, asphalt thickness, edges, crack sealing, sealcoat or striping
• A start date once you approve, with HOA paperwork handled with you where it is needed

• Clear instructions for when to drive on new asphalt or fresh sealcoat

We do not knock on doors with leftover asphalt, and we do not ask for full payment before work starts. If anything changes once a job is underway, we write it up for your approval first.
