Fresh Lines for Faded Lots
Parking lot striping fades fast under the Arizona sun, and every sealcoat or overlay covers it completely. We restripe existing layouts and lay out new ones for shopping centers, offices, churches, schools, HOA amenity centers and retirement-community lots in Peoria and the West Valley.
Accessible parking
The Department of Justice explains that restriping a lot brings the 2010 ADA Standards into play for accessible parking. Those standards set the number of accessible stalls, the share that must be van-accessible, and the dimensions: 96-inch car stalls with 60-inch aisles, and van stalls at 132 inches with a 60-inch aisle or 96 inches with a 96-inch aisle. We lay out stalls to those dimensions and point out slope or route problems striping cannot fix.
Retirement communities
Lots serving Sun City, Sun City West and similar communities often have more accessible parking demand than the minimum, plus golf cart paths and crossings. We work with management to lay out stalls, cart crossings and walkways that fit how the lot is used.
What we paint
- Standard, compact and accessible stalls
- Arrows, stop bars and crosswalks
- Fire lanes and red curbs where required
- Loading zones and cart crossings
Timing
Paint needs dry pavement. We stripe after sealcoat has cured and after new asphalt has set. In summer we work early or late to avoid the hottest pavement.
Fading in the sun
Arizona sun breaks down traffic paint faster than in most places. Busy retail lots may need restriping every year, while quieter lots can go two years or more. Restriping before lines fade completely is quicker than laying out a lot from scratch.
New layouts
After paving or resurfacing, a new layout can add stalls, improve traffic flow or widen aisles for delivery trucks. HomeGuide notes a new layout costs 20 to 50 percent more than restriping existing lines. We can match the old layout or propose a new one.
Signs and wheel stops
The 2010 ADA Standards require accessible signs mounted with the bottom at least 60 inches above the ground. We can include signs and wheel stops in the striping quote.
HOA and retirement communities
Amenity center and clubhouse lots in planned communities and retirement communities often need more accessible stalls and clearly marked walkways and cart crossings. We lay those out with management.
