Frequently Asked Questions
Asphalt Paving Questions
How much does asphalt paving cost in Peoria, AZ?
National guides list new asphalt driveways at about $5 to $12 or more per square foot (HomeGuide) and $7 to $15 per square foot (Angi). A 24 by 24 foot driveway runs about $2,900 to $4,000 in Angi's figures. HomeGuide notes extreme climates can add 10 to 20 percent. Your written estimate is the price.
How long does asphalt last in Arizona?
HomeGuide puts asphalt driveways at 15 to 30 years with maintenance. In the desert, sun is the main limit, so a sealcoat every few years and prompt crack sealing make the biggest difference.
Is asphalt a good choice in Phoenix-area heat?
Yes, when it is built and maintained for the climate. Asphalt costs less than concrete and is easy to repair. It does get hot and can soften, so it needs the right thickness for heavy vehicles and regular sealing. Concrete costs more but stays harder in summer.
When should I seal cracks?
Before monsoon season, ideally in spring. Open cracks let storm water reach the base, and that is when potholes start.
Does my HOA need to approve driveway work?
Many Peoria HOAs do. Check your CC&Rs. We provide the scope, materials and schedule your HOA needs for review.
Someone offered me leftover asphalt for cheap. Should I take it?
Be careful. Unsolicited "leftover asphalt" offers are a well-known scam: thin material laid without base prep, often for far more than first quoted. A legitimate contractor visits first and gives a written price.
Driveway Paving Questions
How long does a driveway take?
Usually one or two days of work, plus a few days before you drive on it. Angi notes most Phoenix-area residential projects take 1 to 2 days.
Can you widen my driveway?
Yes, subject to HOA approval. Changing the curb cut is right-of-way work, which we confirm with the City of Peoria first.
Is caliche a problem?
It makes digging slower and can trap water, but it is not a reason to avoid paving. We plan for it in the base work.
Asphalt or concrete in Peoria?
Asphalt costs less and is easier to repair; concrete stays cooler and harder in summer. Many HOAs specify one or the other, so check your CC&Rs.
Parking Lot Paving Questions
Can you pave at night in summer?
Sometimes, where lighting and local rules allow. More often we start at dawn and finish before the worst heat.
How long does a lot last here?
HomeAdvisor puts resurfacing at roughly every 15 to 20 years with sealcoating every two to five. Desert sun pushes toward the shorter end without regular sealing.
Do you work with HOA boards?
Yes. We provide written scopes, phasing plans and resident notices.
Can you fix a lot that floods during monsoons?
Usually, by regrading low spots so water reaches existing retention. Larger drainage changes may need an engineer.
Can you pave a church lot between services?
Yes. Most church lots can be done during the week in phases.
Do you handle accessible parking when repaving?
Yes. We lay out accessible stalls, aisles and signs to the 2010 ADA Standards.
Do you seal new lots?
Yes, once the asphalt has cured, usually 3 to 6 months after paving.
Sealcoating Questions
Can you sealcoat in July?
Only very early in the morning, before pavement gets too hot. Most sealing is done in the cooler months.
Does sealcoat make the driveway hotter?
Fresh sealer is black and absorbs heat, like new asphalt. It fades to dark gray over time.
How long until I can drive on it?
Usually 12 to 72 hours. In dry weather, often sooner.
Should HOA streets be sealed?
Yes. Sealing on a schedule is far cheaper than repaving streets early.
How many coats do you apply?
One or two, depending on the surface and traffic. Busy lots and drive lanes often get two.
Will sealcoat stain my concrete?
We mask and hand-cut along concrete so sealer stays on the asphalt.
How long does sealcoat last in Arizona?
Usually two to four years in full sun, depending on traffic and the sealer used.
Do you seal driveways in Sun City and Sun City West?
Yes, throughout the West Valley.
Crack Sealing Questions
How often should cracks be sealed?
Check every year or two. New cracks open as the pavement ages, and sealing them while small is cheapest.
Will sealed cracks show?
Yes, as dark lines. Sealcoat over them makes the surface more uniform.
Can you seal alligator cracking?
Not effectively. Interconnected cracking means the base has failed, and that area needs a patch.
Is spring really better than summer?
For crack work, yes. It finishes before monsoon storms and avoids the hottest pavement.
What does crack sealing cost?
HomeGuide lists crack filling at about $0.50 to $3 per linear foot and Angi at $1 to $3. A typical driveway runs about $100 to $400.
Can you seal cracks in summer?
Yes, early in the day. Spring is best because it is before the monsoon.
Does crack sealing work on concrete?
Our crack sealing is for asphalt. Concrete joints and cracks use different materials.
How long does crack sealing last?
Often a few years, depending on crack movement and traffic. We recheck and reseal as needed.
Do you crack seal before sealcoating?
Always. Sealcoat does not bridge open cracks.
Asphalt Repair Questions
Why do potholes appear after monsoon storms?
Water gets into cracks and softens the base, and traffic breaks out the weakened asphalt. Sealing cracks before the storms prevents most of them.
Can raveling be stopped?
Light raveling can be slowed with sealcoat. Heavy raveling needs a new surface layer.
Repair or replace?
If damage is limited to a few areas, repair. If most of the surface is failing, replacement is usually the better value.
Do you repair HOA streets?
Yes, in phases with resident notices.
Do you use cold patch?
Only as a temporary fix. Permanent repairs are hot-mix.
Can you repair raveling on an HOA street?
Yes, with sealcoat for light raveling or an overlay for heavy wear.
How soon can I drive on a patch?
Usually once it has cooled, often the same day. We give you timing.
Can you fix a sunken trench?
Yes. We cut it out, recompact the backfill and repave level.
Do you repair commercial lots?
Yes, in phases to keep businesses open.
Parking Lot Striping Questions
How often should a Peoria lot be restriped?
Every year or two for busy lots, because sun fades paint quickly, and after every sealcoat.
How many accessible stalls do we need?
It depends on total stalls under the 2010 ADA Standards table, with at least one in six van-accessible.
Can you stripe golf cart crossings?
Yes, as part of a layout agreed with management.
Can you stripe at night?
Yes, where lighting allows, to keep lots open during the day.
Do you remove old lines for a new layout?
Old lines can be covered with sealcoat or masking paint so the new layout is clear.
Can you stripe EV charging stalls?
Yes, as part of a new or existing layout.
What paint do you use?
Traffic paint made for asphalt, applied on dry pavement.
How long does striping take?
A typical lot takes a few hours of paint time, and paint dries quickly.
Do you paint curbs?
Yes. HomeGuide lists curb painting at about $0.75 to $1.00 per linear foot.
Can you stripe a newly paved lot?
Yes, once the asphalt has set, usually within a day or two.
Do you stripe HOA amenity lots?
Yes, including cart crossings and walkways.
