Paving in Anthem

Asphalt paving in Anthem works within a well-organized planned community. Del Webb developed Anthem beginning in 1998 on 5,856 acres at the base of Daisy Mountain and Gavilan Peak, about 30 miles north of downtown Phoenix. It has three subdivisions, Parkside, Country Club and the Village, each with its own HOA, plus a seven-member Community Council. About 36 percent of the community is open space. The 2020 census counted 23,190 residents.

HOA rules first

In Anthem, nearly every driveway project needs HOA approval. We provide the scope, materials, dimensions and schedule your HOA needs. For association-maintained areas, we work with the board on phased plans.

Pavement at 20-plus years

Most Anthem homes were built from the late 1990s through the 2000s. Their asphalt is 15 to 25 years old: still mostly sound, but gray and cracked. Crack sealing and sealcoating are the right steps now, with patches where the base has failed.

Higher ground

Anthem sits between about 1,760 and 2,428 feet, higher than Phoenix. It is slightly cooler and wetter, averaging about 12.3 inches of rain a year. Some lots slope noticeably toward washes. We check drainage and protect edges from runoff.

Getting there

Interstate 17 is Anthem's main link to the rest of the Valley, and a frontage road on its east side opened in 2009. We plan deliveries to arrive while the mix is hot.

Common Anthem jobs

  • Crack sealing and sealcoating
  • HOA-approved driveway extensions and RV pads
  • Patches where the base has failed
  • Community and amenity lot maintenance

Pricing

National guides list driveway sealing at about $1 to $2 per square foot and new asphalt at about $5 to $12 or more. Every Anthem quote lists each part of the job and its price, so you can include it in your HOA submission.

Slopes and washes

Some Anthem lots slope toward washes and open space. We protect pavement edges from runoff and keep water flowing where the community's drainage plan intended.

Timing

Anthem's slightly cooler climate extends the comfortable paving and sealing season a bit. Winter mornings can be cold, so sealcoating is scheduled for mild, dry days.

Common questions

Anthem owners often ask whether their HOA allows asphalt for a driveway extension. Each HOA sets its own rules, so check your CC&Rs; we provide the specs for review.

What we check

We look at surface condition, crack patterns, drainage and HOA requirements. For lots near open space, we check how runoff enters and leaves the driveway.

Community amenities

Anthem's community centers, parks and trailheads have lots that serve many residents. We repair, seal and restripe them in phases to keep access open.

Anthem Questions

Which Anthem HOA approves my driveway?

The HOA for your subdivision: Parkside, Country Club or the Village. We provide the paperwork they need.

Is sealcoating worth it on a 20-year-old driveway?

Yes, if it is still level and mostly intact. It slows further sun damage.

Do you work in the Country Club area?

Yes, throughout Anthem.

Can you seal my driveway in winter?

On mild, dry days, yes. Sealer needs temperatures of roughly 50 degrees or more.

How long does HOA approval usually take?

It varies by HOA. We provide the paperwork promptly so you can submit it right away.

Do you work in Parkside and the Village?

Yes, throughout all three Anthem subdivisions.

Can you add an RV pad in Anthem?

Usually, with HOA approval. RV pads need a deeper base.

How long does crack sealing take?

Usually a few hours for a driveway; traffic resumes once it cools.

Can you repair a driveway crack near the garage?

Yes, with crack sealing or a patch if the base has failed.

Do you seal community lots in Anthem?

Yes, in phases with restriping.

Do I need to be home during the work?

Not necessarily. We coordinate access and tell you when the driveway reopens.

Can you pave in summer in Anthem?

Yes, early in the day. Anthem is a little cooler than the Valley floor.

Will sealcoat match my neighbors' driveways?

Fresh sealcoat is darker at first and weathers to a similar dark gray.
